Scope & Scale

Construction of two new single-level teaching blocks and all associated services and infrastructure and alterations to existing administration block, which included converting a framed first floor area into a usable mezzanine.

Other works including site clearing (demolition and tree removal), site-wide fire alarm system, removal of existing boiler and diesel tanks, and making good the boiler pump house, siteworks and landscaping.

Performance

This project was tendered as a BIM (Building Information Modelling) Pilot project.  HRS were required to lead the BIM process to assess and test the advantages in applying BIM through the design and construction of the buildings.

The BIM process was applied as a significant management tool and aided in better co-ordination and reduction of services clashes – allowing the project to progress per programme and reduce the need to raise queries or variations to the contract. 

Client scope changes were successfully communicated through ‘visualisations’ via BIM resulting in a better understanding of the outcome of the scope change and impact on the existing build and programme.

Project goals in association with the BIM pilot included:

  • Improved stakeholder engagement
  • Optimising construction programme/scheduling
  • Reliable and complete as built information
