Scope & Scale

HRS was engaged as the main build and fitout contractor.

HRS gutted the original heavy glass and concrete façade, leaving only the building core and floors remaining.

The total rejuvenation and refurbishment of existing building brings it up to current seismic requirements and the modern fitout and new proprietary curtain wall façade remodelling bring the building into the 21st century.

The core has been re-strengthened, new internal stair connections constructed, new lobby space, retail space and modern offices created.

Fan cooling units throughout the office floors provide heating in winter and cooling in summer- the system runs of a central air source heat pump plant on the roof run by an integrated BMS system.

Performance

There was a very tight focus on quality outputs and understanding team dynamics as Powell Fenwick Consultants was not only the client but lead engineer and lead building tenant on this project.  HRS’s early involvement assisted in programme and constructability during the design process.

Budget and cost where very transparent and well informed - HRS delivered a high-performance building on a constrained budget.

Co-ordination meetings and 3D modelling helped resolve issues around floor-to-floor heights and services routes. 

Management of some of the work out-of-hours and engaging appropriate access system reduced disturbance to the general public on what is one of Christchurch’s most busiest roads.

For HRS it was really great to be able to rejuvenate a large and useful building with good bones rather than demolish it.
